The list of charges includes a detailed summary of HOC’s rent and pricing policies.

• A refundable security deposit of ₹10,000 per night***

• Electricity Charges as per uses at the rate of ₹10 per unit.

• Extra charges of ₹2,000 are applicable for any outdoor catering / event decor allowed only by companies suggested by HOC, to avoid any hassle.

We are committed to sustainability and care about the planet &
our guests and hence the cost of electricity will depend on them.
Guests may check the electricity meter reading before checking in
and while checking out.*
Electricity will be charged at the rate of ₹10 per unit.*
Special day charges will vary as per the demand.**
The security deposit amount will be refunded after deducting the
electricity charges from it.***
The security deposit amount is deductible if any items are missing
and / or any damage is caused to the property or its contents.***

1. Prices: The price includes accommodation only. Unless clearly stated on the booking form all extras such as additional meals, drinks etc are additional. We accept the following forms of payment: cash, online, cheque with bankers’ card, debit cards & credit cards.
2. Cancellation & Refund Policy: Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is refund as per below mention policy. Full refund on cancellation for 30 days before check-in. 50 % Refund on cancellation for 15-29 days before check-in. No Refund on cancellation for 14 days or less. Thereafter 10% advance of total booking amount is required for confirmation(non-refundable) Please note the above terms are subject to change during peak season /holidays.
3. Non-availability: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund full payment paid by you. Our liability would not extend beyond this refund.
4. Check-in time: Check-in time is from 2:00pm to 10:30pm If you want to check in before 2:00pm or after 10:30 pm, please contact us in advance.
5. Check-out time: Please be ready to leave your accommodation by 11AM on the day of departure, unless otherwise arranged. Your any extras services taken during your stay is payable on departure.
6. Damages, Breakages a Key lost: Please take care with our accommodation facilities. You are responsible and liable for any breakages or damage that is caused while you occupy the room including any accidents that may occur. If any damage is caused you are responsible up to the full cost of replacement or repair. The costs will be taken from the credit card used to secure the booking or pay for the stay. This also applies to anything that goes missing from your room during your stay. One key lost will incur 500 INR charge for a replacement.
7. Liability: We do not accept any liability for any damage, loss, or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
8. Parking: We provide free parking to our guests. It is guest own risk to park at the House.
9. Internet Access: We provide free wireless access internet. As the service is beyond our control, we could not guarantee internet access quality. (Need to discuss)
10. No Smoking: All public areas and guest bedrooms inside the building are non- smoking. Should you found to be smoking in your room a charge of 2000 INR to cover the extra cleaning of furnishings and fabrics.
11. Pets: Pets are not permitted.
